Who made the cut — and why
- Company licences only (not individuals)
- Builder – Low Rise and/or Builder – Open licence classes — the residential profile: houses, duplexes and townhouses (Low Rise) through to unrestricted work (Open)
- QBCC Financial Category 1 or 2
- SEQ postcodes — Brisbane, Gold Coast/Logan, Ipswich, Moreton Bay, Sunshine Coast
💡 Why Category 1–2 is the sweet spot: Category 1 = $800k–$3M annual revenue, Category 2 = $3M–$12M (per the QBCC Maximum Revenue page). These builders are established enough to run multiple concurrent projects and genuinely feel coordination pain — but small enough to have no dedicated coordinator on staff. Exactly who a Construction Project Coordinator serves best.
How I work the list
- Pick 10 companies in the preferred region. Check each on the free public QBCC licence search to confirm the licence is current.
- Visit their website and socials — count active projects, look for Procore/Buildertrend mentions, note any "we're hiring" posts. A builder advertising for a Contract Administrator is publicly telling you where it hurts.
- Check Seek and LinkedIn for their job ads. If they're hiring coordination roles, pitch the audit instead: same outcome, offshore cost base.
- Send the process audit as the opener — paid, or as a targeted free sample for dream clients. Never pitch the retainer cold.
